You can purchase a home insurance deal in three ways: for the physical structure of the home, the contents of the home, or both the building and the contents of the home. Building insurance will cover damage to your property and the fixtures and fittings of the home. Contents insurance will cover all the worldly contents of your home. If you go for building and contents insurance then both the home and the contents will be insured.

This division in home insurance is very important. It is mainly for the benefit of the purchasers. Some people are homeowners only. They do not live in their homes but give it away on rent. For this category of people, purchasing an insurance deal that covers both the building and the contents does not make any sense. They need insurance only for the building. So, there is home insurance deal that covers the building only.

Then there are people who are simple tenants. They do not own the building in which they live. So, it does not make any sense to them to buy a home insurance deal that includes both the home and its contents. They need to insure only the valuable contents of their home. For this category of people, there are insurance deals that cover only the contents of the home. They can keep the valuable contents of the home protected with it.

The third category is the people who own the home and live in it as well. What they need is a home insurance deal that covers the building as well as the contents. Any kind of damage to the building will be a big loss to them. Similarly, they will be at the receiving end if the contents of the home are lost or damaged. So, for them it is necessary to purchase the insurance deal that covers both the home and its contents.

Depends on the electrical. If it's old knob & tube wiring, you'll have a really hard time finding coverage. Not impossible, just hard. If it's aluminum, maybe no one will want it.

But if you go to a local agent (or three) and say, hey, I want this house, will your insurance company write it if I have it wired up to code within 30 days of the purchase date, many of them WILL be willing to do that.

But if you don't want to rewire/fix the problem, AND it's serious, you might NOT be able to find insurance on the house.

Best off, making the wiring job be part of the deal – ie, seller has to get the electrical up to code, prior to the closing.

If it needs a lot of work, you're probably looking at either your state FAIR plan (ask your agent) or Foremost insurance – http://www.foremost.com.

You get what you pay for. If you are looking just at price, technically California Fair Plan is a good choice. It's bare bones property coverage for dirt cheap. But…it's designed for people who cannot get coverage anywhere else. It's the strip-down, fire-only type coverage. It does not offer liability, and it is generally NOT replacement cost, so you could be shooting yourself in the foot trying to save a buck by underinsuring your house. Just ask those who's homes were distroyed this year. I am sure a fair number of them are regretting looking at JUST the bottom line.

If you are looking for REAL coverage, ie: take care of your assets, look around and compare notes. How much are you trying to cover? Do you have discounts available (like non-smoker, over 65, multiple line, fire protection, or even job-related discounts like Farmers offers.)

Look in the phone book for agents and brokers in your neighborhood. Get several quotes for the EXACT same, or similar coverage. Then evaluate your options.

Skimping now could lead to REAL regret in the event of a catastrophic need. We had several people call in a panic during the wildfires and there was NOTHING I could do to help them then.

Here are some things to consider and ask when comparing policies. What is the liability coverage limits? Do I need excess liability? What are the medical payment limits? Do you need more of either for your purposes (like do you entertain a lot, have hired help on your property, etc.) Does it include worker's comp (in CA it is mandatory) and it is mandated in your state? What is the coverage for out buildings (sheds), fences, yard ornamentation, etc. Are there mold and mildew restrictions? (Many insurers are excluding both after Katrina). Am I in a FEMA flood plane and do I require flood insurance? Do I need tornado insurance? Is wind damage covered? How are payments structured (i.e. do they have nuisance fees if the policy is not paid in full up front) and if so, is it recurring, a percentage or a specified amount per payment? Do I get a discount for: combining home and auto, fire and burglar alarms, being located close to a fire hydrant or fire station, fire proof construction (i.e. concrete roof shingles, metal framing), clearing a 100 foot defensible boundary, being a certain age, having no claims, having fire extinguishers in the kitchen and garage, etc. If going through a broker, ask how they are compensated, by commission you pay or commission paid by the company. If you are college educated, check with your alumni to see if they have an agreement with any certain insurer for discounts (same applies if you belong to professional membership organizations or a union). What is the personal possession coverage and do you require riders for special collections or jewelry or power tools in a workshop?

MOST people buy auto insurance because it's required by law. Most people buy HOME insurance because the lender requires it. Most people buy HEALTH insurance because uninsured medical costs can lead to bankruptcy and loss of all assets faster than anything else. And most people DON'T buy travel insurance. It's not a good deal.
